Market Research and Analysis Services include market supply and demand projections, highest and best use studies, tenant mix analyses, product and pricing recommendations, and development strategies. Financial Analysis Financial Analysis services include preparing financial projections for buyers during due diligence and owners of assets contemplating current positioning strategies and/or disposition strategies. Asset Management Asset Management primarily involves portfolio review efforts of real estate owned by institutional clients and large privately-held enterprises. Headquarter Location Analysis Keystone Consulting Group will identify and pursue most viable locations for corporate, manufacturing, or distribution companies. As part of this process, we consider and pursue economic incentives offered by state and local municipalities, labor composition, and commuting efficiencies. Insurance Appraisals We provide insurable replacement cost estimates for all commercial property types. Reports consider appropriate exclusions which are applicable to Flood, Hazard or Windstorm policies. For condominium associations, considerations are made for interior finishes which are not the responsibility of the condominium association. Cost Segregation Studies In conjunction with our strategic partners, we offer cost segregation studies (CSS) based on detailed engineering analysis used to support the acceleration of depreciation deductions by identifying costs that can be allocated to shorter recovery periods. Construction Management In conjunction with our strategic partners, we offer managerial and technological services to participants operating in the construction industry. Services include construction science, construction management, and construction technology. Affordable Housing Initiatives We assist developers and lenders involved in affordable housing throughout the United States. Both “for-profit” and “not-for-profit” owners rely on our expertise during acquisition, disposition, and preservation of affordable housing products. Services include market studies, appraisals, and construction management. Condemnation/Eminent Domain Keystone Consulting Group represents both owners and municipalities in legal action involving real estate takings through Eminent Domain. We have been short-listed by state agencies as a preferred provider in complex assignments.
